Updated numbers above as of 08/02, so at least that part was done timely. Hopefully be able to get this up in a few days. Movement this month is about as expected – mostly bad! Debt categories increased ~$4K primarily due to family-related expenses. Mortgage debt declined. Until/unless something changes in this area I’m going to stop mentioning it as this paydown can be expected to be consistent until I buy something else. Cash declined due to decreases in share price of my brokerage holdings (more on that in a future post). Retirement increased due to my REIT dividends landing in July (more on that in a future post as well).

All of this together eked out a small net worth increase for the month – hopefully a trend that will continue. The spending/work in July will hopefully mean family-related expenses will be smaller going forward (though not eliminated) so I can start back on paying down debt. In a larger sense the real estate portfolio has normalized as well, so I’m expecting that to pay more of its own expenses going forward while rebuilding a contingency fund for a future purchase. How much breaks at the rentals in the next few months will dictate how fast that happens. I believe (though I haven’t confirmed) that retirement is at coastFI at this point, and I’ve stopped my 403b contributions. At this point I need more cash to pay down debt and build up a personal cash contingency fund so I can begin to calculate possibilities for early retirement. It’s feeling farther away now than it late 2019, and I want to put some actual numbers into that thought so I can see if the emotional reaction is true.

Stay tuned! Lots of ‘hopefully’ this month so it should be exciting to watch the next few months.
